Residential giant Bellway plans move to Newcastle business park

Bellway, a major residential property developer, will build its new headquarters at a new business park in Newcastle Airport.

The office will be built near to the Callerton Parkway Metro Station, at the south side of Newcastle Airport. Bellway’s move from its offices of 25 years at Seaton Burn House will allow it to bring all of its back office functions together under one roof.

The Newcastle airport business park is still in development. It is two minutes away from the airport and expects to have space for 2,000 employees. Bellway will be its ‘anchor tenant’, and the first phase of the development is aimed for completion by early 2020.

Jason Honeyman, Bellway chief executive, said: “This move demonstrates Bellway’s firm commitment to the North East as we continue to implement our growth strategy.

“We recently announced plans for further investment in growth, with the creation of three new regional divisions in response to the continued demand for new homes. To achieve this, it is essential that our central functions have the capacity to expand further. Our new head office will facilitate this.

“The Airport Business Park is the ideal location for Bellway’s UK head office. Its proximity to the airport, A1 and Central Station will enable us to stay connected with Bellway’s 22 divisions across England, Scotland and Wales.

“We are thrilled to be the first tenants at the new business park, which will support the wider North East economy. Our facilities will benefit staff based at head office as well as those working in our divisional offices around the UK.”

Coun Iain Malcolm, leader of South Tyneside Council and chair of the LA7 Airport Holding Company, said: “The securing of Bellway as anchor tenant is a fantastic news. The Business Park will offer companies unrivalled transport links in high quality surroundings, and to get a major PLC as first occupier is an indicator of how attractive we expect the site to be.”

When a company has the ability to design and build its own premises, they have the ability to put in exactly what they want. For many companies, this would include items such as extra conference rooms and meeting rooms, a shiny and impressive reception, and perhaps a comfortable resting area and kitchen for staff to use on breaks and at lunchtime.

There are many less obvious areas which might be addressed too, if the staff were consulted. Fully accessible disabled toilets, trustworthy security systems in car parks, and a temperature control system that mitigated office temperature wars as much as possible. Small things can make workers feel content in their surroundings and have trust in their employer.

A business in this position can control the wiring of the building, which means that they could install our physical clocking terminals.

Why would they want to do that? Isn’t time and attendance management just for industries that pay hourly wages? Or for managers who believe in micro-management?

No. We believe that even salaried employees will benefit from working in an environment which accurately tracks working hours. This is because their managers will have accurate evidence of events such as lateness or sickness absence, so that no-one is hassled unnecessarily.

We have heard of companies where taking a day off can brand you forever in the manager’s eyes as a slacker. This is much less likely to happen if they can access your absence data immediately in an easy-to-read format.

Equally, if HR require the timing details in order to run a disciplinary, it is ‘but the work of a moment’ to pluck it from your database. In comparison, dealing with offices’ typical manual processes such as calling in sick and no-one writing anything else down or keeping an inbox folder full of absence emails can take HR far longer and lead to errors.
